I'll Start With Some Hard Truth - Not What You Want To Hear But What You Need To Hear...

To The Frustrated Real Estate Entrepreneur - who is still making less than $10,000 - $30,000 a month, with more courses, CDs and 'Financial Independence' garbage to put on your own seminars... here are three things that I've learned:

1.) You'll probably never get 'rich' - almost everybody, yes nearly everybody, is too lazy and 'loyally ignorant' (I came up with that phrase and have come to love it, and it is far worse than being just 'stupid') to make it happen

2.) You'll probably never do what you LOVE - or at least make money doing it, instead you'll spend tireless hours a day/week spinning your wheels (or worse; at a job!) with ineffective training versus building a business and spending less than 10-15 hours a week as your income grows

3.) Almost nobody knows how to build a BUSINESS ... - let alone an Empire, but many know how to do jobs.  So learning how to build a company - or better yet an Empire - requires a rare type of teacher, in fact, everybody I know who is rich spent a fortune in time, money and fanatically charged balls-to-the-wall energy to become highly trained and learn from a coach or a mentor, finding a real coach (and not a faked-it-till-they-made-it wannabe) can be a nightmare

That May Suck, But...

Yeah - so the reality is grim, and almost nobody knows how to build a BUSINESS (the statistics don't lie) but if you're fatally serious about growing a business and turning it into an Empire that the Sun never sets on - here's what nobody will tell you...

I'm going to really straightforward with you.

If you have a dream of living 'up there' but it just isn't happening, or it sort of has but you have hit a plateau, than you owe it to yourself -  and to your dream -  to read at least the first few paragraphs I've written for you below.

Okay?

Okay.

Here it is.

You'll probably never get rich, in fact, unless you were born rich your chances are absolutely terrible... yes even in America.

Terrible may seem a bit pessimistic, right?  So exactly how bad are your chances - check this out.

You are more likely to be struck by lightning while you are having heart attack, than you are to making a million dollars.

Seven times more likely.

Later I'll show you where to go to research that fun fact for yourself, but what an interesting fact that is, it begs the question;

"What the hell is wrong with us?"

We are surrounded by more money than any other group of people to ever walk the Earth, and yet we are stumble around like hungry zombies, stubbornly refusing to learn.

I hate to use this word -

Now I usually don't like to use the word "rich", because it is all in relation to what you think or what I think.  I remember, for example, thinking that just making $10,000 a month was rich.  To some that is toilet paper.

Now my goal with a new project is roughly $100,000 a month.

I wouldn't say that is 'rich' but it is a good start, maybe that is rich to you or maybe it is still toilet paper, but either way you and I should establish that number right now.

What is rich to you?

The exact number?  This is important.

And most people never do this.

Usually you'll hear people say things like 'I need to make more money' or 'Do more deals' or in real estate a terrible phrase I hear is "I need more motivated sellers'.

It think it is important for you and I to establish an exact number for you to be 'rich', or at least for you to aim for.  A mistake I see too many people is set a goal of equity, or how many houses they should buy.

This is dangerous.

Because those numbers usually don't matter, in fact they can hurt you.

So let's come up with a number.  In my experience, and remember I've worked with thousands of people in your situation, a good start is $10,000 - $30,000 a month.

This is what I call your Replacement Level.

You wouldn't be filthy rich, but it would feel like...

You are at least on right track, and if nothing else, for most people, you would be able to quit your job and start focusing on what you like.

Now maybe you need more than $10k-$30k to quit your job, or maybe you already have a booming business and you need much more than that.

Although statistically NOBODY, or almost nobody in business (especially real estate) has a solid $10k-$30k of net profit, let's say that you already do.

In that case we need to cover the next element of your Replacement Level.

You shouldn't have to spend more than 10-15 hours a week, unless...

You really want to, in fact I train students and clients to run their entire business on a single conference call a week.

Yeah, just a single conference call...

More on that later, but the key to your Replacement Level is that you don't want to spend much time, or at least you don't want to be in a position where you have to or must spend time.

If you stop, your income shouldn't just continue it should grow.

So with that said, the initial target I suggest is again $10k-$30k a month in net income (NOT IN LOANS) and spending less than 10-15 hours a week doing that.

Now like I said maybe your Replacement Level is much more than that, or maybe much less - maybe you just need $3,000 a month or $5,000 and you are good to go for now.

Or maybe you need to be at $50,000 or $100,000 or more before you can comfortably hit that replacement.  Either way we should identify that number right now.

Because if you made twice that amount...

This would be "rich" to you.

So if your number is $10k-$30k, let's say the average of $20,000 a month, if you made twice that, or $40,000 a month - and it was still less than 10-15 hours a week that it took you - you would feel "rich".

You don't have to be a millionaire or a billionaire to be living like one.

So twice your replacement and that would be "rich" to you.

Which means that should be your main focus, not 'doing deals' - finding motivated sellers or any of that other nonsense -

You need to MAKE MONEY!

And since you probably aren't that passionate about real estate - but more interested in creating income so that you can do what you really want to do - hitting your Replacement Level should be a top priority.

NOT real estate.

At least not necessarily.

Maybe you really do love real estate, in that case, you won't even notice the work it takes to make a fortune - but for most people creating income to replace a job or some other time-killer is the goal.

Either way the important thing to note is that:

There is a BIG difference between investing in real estate and building a business...

In fact, the two are so different that these skill sets have almost nothing in common.

What's worse is that too many people spend time focusing on useless or obsolete skill sets that have to do with real estate and not with business/empire building.

This is why nearly everybody who tries to 'get in real estate' makes no money.  They end up dead broke, or even worse than before they 'got in real estate'.

How to tell if you are 'in the dark' -

Answer these questions honestly:

The following questions will help clear this up...

Do you have a 'Policy Playbook' that outlines exactly how your business is to be run?

Could this Playbook be given to a fifth grader, and completely understood by them?

Are you using proactive and well-rehearsed scripts in your dialog - or are you just guessing?

Do you know the three biggest objections a seller, agent, investor, buyer, etc. has and exactly how to deal with them?

Are you regularly hiring/interviewing top-quality people to come on your team and help you expand - or do you think that you are too small and can't afford them?  (HINT: you don't have to pay them until they make you money)

Do  you know the biggest two to three companies that can and would purchase your company, or invest in it, and are you actively 'in their face' matching their criteria - or are you just trying 'to make it'?

Are you looking for deals, or have you targeted the top players in your market/s and you have them regularly bringing you pre-qualified deals that you can take or pass on?

Do you have a predictable AND scalable income every month/week/day - or does it depend on how you feel, what you do or, worse yet, the 'economy'?

Do you know exactly how to get the best lenders, agents, investors, etc. on your team and begging to work with you - or do they blow you off because you sound like a typical seminar junky?

Do you know how to run AND grow your entire business with a single conference call, or just a few hours a week?

If you left town for a month, with no phone, internet or access to the outside world, would your business grow/thrive or perish?

 Do you regularly develop Policies to eliminate, handicap or hire your competition, double your income or grow your market share - or do you just hunt for the next deal in hopes that you can stay in business?

Getting the picture, aren't you?

It is tough.

What's worse is that almost nobody knows how to build a business let alone in the way I'm describing above, wouldn't it be great to have a company that ran like that?

It doesn't happen by accident, you need to be properly trained.

That's what I teach and train people to do.

Negotiate with buyers/seller directly, while looking out for YOUR best interest NOT the clients - whenever they get an objection or a tough question they stumble through it, look stupid - and blame the seller for not being 'motivated' Once you have the skill set I teach, you never have to speak with anybody, but when you do - you know exactly how to perform dialog with near 100% compliance - you understand dialog and positioning is a skill and you have mastered that skill, this has made you fearless and capable of performing (and training your team to perform) with Terminator-like precision
 
Work full-time scrambling for the next deal to come together, they are out of business until their next closing You spend less and less time, soon no more than 5-10 hours a week, while your business continues to bring you more and more income - you never make less than $10,000 - $30,000 a month
 
To make more money they must spend more time You know how to run your entire business on one conference call a week, or less, and what needs to happen for you to make ten times as much money without spending any more of your time

So what do I teach?

I don't mean to put down others, I try and be more positive than that.  So this next section is not a put-down for the 'real estate gurus'.

I have worked with many, and I think you can learn something from anybody you ever meet - including these guys/gals.

But I know that many people have come to me fresh off the seminar circuit.  Usually what happens is you develop in interest in making more money, you come across real estate, you attend a seminar or two, you buy something and up going to seminar after seminar after seminar...

You get exhausted.

Lost.

And really pissed...

So for you I've made the next section, this diagram helps explain:

What Typical Experts/ Gurus Will Tell You

What I Teach

You need to find 'motivated sellers', because you provide so little value with such little skill that you have to find people who don't care (are 'motivated') Every seller is a motivated seller, don't hide your incompetence by blaming the 'motivation' (or lack thereof) of others, instead build your skill so that you can actually help anybody you want or choose to
 
Start making offers, buying deals and chasing 'the real estate' (this includes tiring counteroffers, looking at properties, playing phone tag with moronic agents, etc.) Roughly 90% of all profits made in real estate were NOT made by investors, the money has never been in the real estate - but in the business that you build, learn that skill (Empire Building) and it won't matter what business/industry you enter... the real estate is incidental at best
 
Start getting loans and leveraging your money by buying real estate (to find out what happens to these guys, think back to Holiday Season 2008...) If you make less than $10k-$30k a month, don't even think about getting a loan - you can still buy and sell real estate without a single a loan, if you don't know how - work on getting educated NOT getting loans
 
You'll never make any money without buying and selling properties Only buy and sell real estate if you want to, there are dozens of ways to make $10k-$30k a month - and a whole lot more -  without ever buying or selling (or even seeing) a single house
 
You need 'systems' to do the work for you, and blah, blah, blah - other vague platitudes that just sound good... Unless you, yourself, are highly skilled - skilled people will leave you in a heartbeat (haven't you?) so having your team and company Policies in place is vital - but you need to be 'worthy' of great help, at this point you've learned from me how to hire people that will make you $ 100,000 a month
 
Your goal should be to become a full-time real estate investor If you spend more than 15-20 hours a week, you are probably wasting time - your goal should be to create a full-time income not a job
 
Success is defined by 'doing deals', getting a single check, over-financing and calling a loan a profit, 'building wealth' (useless equity) and other ambiguous titles that mask the fact that you have to keep working to make money - NO BUSINESS!
 
Success; you make at least $10k-$30k a month and spend less than 5-10 hours a week (never more than 20) keeping the machine going... you have a business and a team that makes you money

 

I'm not saying that I'm the best for everybody, in fact I'm the worst person to work with for many people, but...

By now you should be getting a clear idea of just how different my stuff is, it may not be for you, but you should at least be paying attention.

Now finally, let's talk about the actual type of business/person that you may come across versus my type of business/personality.

Again I'm not being harsh, just honest.

And I'm doing so in order for you to see not only your alternatives by why so few people ever become successful.

Again, it is NOT about the real estate.

So if you've been trying to get this going for a while, here's what you might be missing...

Who are you learning from - who is training you - and what are they training you to do?

The choice you make will affect the rest of your life, use this chart to decide properly...

 

Your Average GURU/Expert

Gallivants around from seminar to seminar trying their best to convince attendees to flock to the back of the room and buy their 'system' because there only '12 left' - they make their money selling courses NOT building businesses You won't see me at your local real estate meetings, or selling you courses and programs from the front of the room - there's too much more money in doing my stuff rather than selling it, I have no interest in being well known as a 'guru',
 
Has never built a company that can be sold or privately funded (IPO - type) they can't sell their business/es because they ARE the business - why else do you think they have to schlep around and sell books and CDs?  They can't get others to do it for them - no business skill For over 10 years I've worked with hundreds/thousands of companies and grown them so that they could be sold/taken public or privately funded - see below for more on me taking companies from zero to fifty million and beyond
 
On average these speakers make about $30,000/year (according to the National Speakers Association) while the TOP speakers make just over $80-$90k a year - so all this traveling, speaking, pitching, etc. for a measly $30-90 grand a year?  If their so 'rich and successful' (they aren't) why would they do this? I get offers all the time to go and speak, pitch at these events, sometimes they offer $5,000 and sometimes more, on top of that I would get a percentage of what I sell - but in any case this is pennies compared to what I would make in the same time by just using my stuff - you probably know people making $30k/year, how would you react if they put on a 'wealth bootcamp' and tried to sell it you? 
 
They use testimonials and success stories like 'four deals in one month' or '$80,000 on my first deal!' sometimes followed with a picture of a check... this is nearly useless information because you don't know where the money came from (loans, commissions, payoffs, etc.), how much time it took them or how much was their NET versus GROSS and most importantly; where is the next check coming from - or do they have to keep hunting to stay fed? Read my definition of success above, and below when you see/read/watch our success stories the key is their NET INCOME every month, not just a deal or two here or there - just making money isn't good enough, you want money to keep hitting your bank account regardless of what you do - that is a business - if you have to keep working, or count loans as a profit or don't know the difference between your NET and GROSS - or you don't know where your next check is coming from unless you go find and work for it - you have a JOB
 
They preach 'systems' and having others do the work, but they have no idea how to effectively create policies, hire quality people or actually grow a business into an Empire One of my main companies, MoonMover, has over 41 employees in four countries with ownership in over 30 companies in unrelated industries - these are companies that I personally worked with and grew - and took a fee and ownership as my payment
 
Their 'techniques' are copied, regurgitated from equally incompetent peers, and they only 'work' in very specific areas, under specific situations and with painfully difficult criteria - they are counting on you to ignore/shelf away their material so that you never know how useless it is We've actively become players in the largest, most competitive and 'toughest' markets in the world - like China, Dubai and South Africa - in every conceivable environment, the hot times and the 'recession', below you'll hear from students from every corner of America, during the hot markets, flat-line markets and everything in between, my stuff has been tested in the most severe and unfavorable conditions - AND I PROVE IT!
 
The only person in their 'company' that gets rich is them, when they talk about who is making money - it is all about them, they have no idea how to make others 'rich' Aside from my really old stuff, I never talk about how much I am making, I focus on clients, students and those on my team - in fact, virtually everybody on my close team (about 8-15 people) has a NET income of over $100,000 a month, check out the verification letters for yourself... how many seminar clowns or experts know how to hire people and get their incomes to $100,000+ a month?  If you can name a SINGLE ONE send them over, and I will put them here as an example... and eat my words
 
They will hold seminars and 'bootcamps' and get as MANY people as they can to attend, why?  Because they will invite a host of other 'speakers' just like them, each speaker will try their best to sell you more stuff - the larger the room, the more people to pitch - so you are basically paying for the 'privilege' to get pitched and pay for more stuff I rarely do live events, and when I do it is normally for a company I'm working with and it is followed by weekly training - the cost is usually $20k-$30k up front - but when I do an Event for my mentor group I keep the room as small as possible, the last few times I didn't even send an email/alert to others outside of the Mentor Program, so nobody even knew about it; I don't want seminar junkies trying to show up and ruining the vibe... lastly, at these events it is just ME, nobody comes in pitches the group, just me and the group going at it from 6-9 AM all the way up until two or three morning - it is compact and life-changing, see below for feedback...
 
They will say and do whatever it takes for you to buy their stuff, they desperately need your money because they don't have any other business model in place, so the 'upsell' is usually a 'cubicle coach' - this gives them more time to pitch at seminars...
 
Convincing me to take you on as a student isn't as easy as just having the money, I want to make sure you don't suck my energy.  I work personally with each student, those weekly conference calls have often gone for over five hours... if it felt like 'work' I would hate it.  Nobody else on my team coaches you, I do it myself.  I love to do it and I love to help people that aren't where they want to be.  I truly do this out of passion, enjoyment and genuine love.  Which is why I'm so picky - I don't make my money doing this, in fact less than 7% of my income comes from this teaching... if I was depending on this maybe I would be more like them...

As any entrepreneur knows, your standard family and friends are normally the antidote to being successful.  Always there for inaccurate 'truths', false beliefs and waiting for a chance to chant their mantra 'I told you that doesn't work' - they can be a nightmare.

I'm no different, in fact in my family I'm easily the black sheep because not only am I not a doctor, but I don't even have a college degree - in my family that is downright embarrassing... for them I mean.

So as you can imagine I didn't get invited to many family functions, and any success I did have was because I got 'lucky' and I had entire domestic anti-fanbase waiting for the other shoe to fall off.

This went on for decades.

At least it seemed like it.

Finally, after years of our philosophies silently warring, something happened.  I don't know if it was the results, or a sudden downturn in business for a few family members' interests or maybe just a desire for us to actually act like a family - but the bottom line is I was asked for help.

In my family, to ask for the uneducated guy's help was akin to asking a homeless person for spare change.

That is why I post this as one of my best success stories, because it changed how I relate to my extended family.  A few of them had gotten together with their colleagues and they started an entirely new business.

This is one I helped them with.

To their credit, they did give me complete autonomy to run the company exactly as I wanted, with no interference... this 'test' would only last for a few weeks and then they would see how good 'this B.S. works'.

Three years later they were at over $50 million dollars.

Below is a letter from the President and one of the initial founders, he is the brother-in-law of my second cousin or something like that - I've only met him once and he hated me - so this should be good...

"I hated the idea of giving an uneducated fast talker like Azam any money control (let alone ownership) in our business...

As I've said, will say and train students to learn; if you have the skill, it doesn't matter what business or company you work with.

Now I'm not going to go on and on with these kinds of examples, I'll go over individual student examples in a moment - but I do love to brag about students, clients and others who are working with my stuff, I'm guilty of that.

So here's another example that I love, and make sure you read my comments afterwards...

 

 

Here's Just ONE (MORE)  Example:

I spent a lot of time explaining the difference between making money, and building a business, and I have to do this because almost nobody gets it.  But then when we move past that another big sticking point for too many people, is how to build your business.

Is it going to be a pain in the a** initially, yes.

But, and here's the secret, if you do it correctly you won't have to do it again... that's the definition of the Subtractive Systems I teach.  Yes this takes discipline, but only because you are working smarter not harder.  Working smarter usually requires more discipline.

Another part of this that I want to point out is that building a business is NOT the same as making money, and building a business is NOT the same as building a business that you one day sell.

Even if you have no intention of selling your company, don't you want to be able to?

People always tell me 'Yes!' because it implies that there is a business that is run without you having to baby sit or direct traffic.  Understanding how to build a company that not just runs without you, but GROWS with you... well, that takes skill.

It is a totally different skill set than what most business owners have, I learned this when I was helping companies go public, or raise money from investors, or sell their companies - they way you build a company, a real company, is totally different than how most entrepreneurs try and 'make money'.

It is a remarkably different approach, and almost nobody knows how to do this, let alone replicate or train you to do it.

Here is just one example of what I'm talking about:

"Local newspaper was flirting with bankruptcy while the owners were working over 75 hours a week delivering newspapers and putting out fires...

After our Azam-Style makeover we were spending less than five hours a week, doubling our company almost monthly and had our industry's mavens itching to buy us out for an eight figure payday... if you don't listen to Azam you need to get your head checked!"

After meeting with Azam we made some simple but priceless changes.  We started focusing on high-end advertisers, putting an aggressive marketing and door to door campaign in place and started educating our targets on crime rates, education levels and unemployment statistics for readers of local newspapers versus non-readers.  This is just a taste of the things we put in place.  None of this cost any more money, or even time, it was just a matter of deploying our resources better.

The results happened immediately.

Advertisers started asking what they could do for full page ads, we began charging a subscription fee and gradually rose the price, our subscription base grew, etc.

I won't get in too many 'big' examples here because I know that sometimes people get intimidated or think they're 'different' from these examples.  My main point in using these examples is that you see what Branson is referring to above:

Once you have the skill, you can do anything with any company or business you chose.  You no longer have to be limited or continue to live below your potential.  Being properly trained and skilled changes everything.

Now one last example of how universal the skill sets I teach are:

As I've said, will say and train students to learn; if you have the skill, it doesn't matter what business or company you work with.

No more excuses after this, okay?

This is a great example of how a 'different' market, area or industry is NOT your problem.

 

 

Okay, Okay, ONE (MORE)  Example:

(From ZERO to Eighty Million Dollars)

I've used this example for several reasons, one is the area that this company started.  Electricity and running water were luxuries, and they have become something of a Microsoft in their market.

You'll often hear people denigrate ideas by saying 'My area/industry/market is different...'

This company proves, that with my stuff, that ain't the problem...

I've been milking this example...

For years, and they have provided me with a steady flow of business from referrals.  The income's not bad either, in fact nearly everybody on the board of directors has retired directly from the earnings the company has provided them with.

But some time ago the individual above sent me an email at the request of their attorneys.  This email basically said that they understand I have different business interests and use their company, training and successes as examples in my marketing and they have no problem with that.

However, due to increased security (I assume the 2008 election) it is a risk to publicize - let alone so flagrantly - the policies of a company that has a role in protection of world leaders... namely the President of the United States.

My client went on to explain that they didn't care what I did, the legal guys were against it and wanted him to notify me, but he was on my side and gave me a free pass to continue with it.

But...

I thought to myself...

That sounds even better!

In other words, the policies, success and overall robust nature of this company (remember we started from scratch) have become so effective, so highly sought after and so remarkably trusted - that to even mention them poses a potential threat to national security.

Wow.

I loved the headline we used before - 'The President won't step foot in here until we approve.' - but now, I mean come on!  How good is this:

"I could tell you how well run the company is, but then I'd have to kill you."

 Wait a second Azam, you sound like a threat to national security, how do I know you aren't just making this example up?

Honestly?

Unless you know me...

You don't.

And I understand this medium of the Internet may attract people that don't know me, won't take the time to know me or will piss away an opportunity to educate themselves about me and how I can help them.

So some people may think that this is a clever tall tale - it is, after all, the ONLY testimonial I've EVER USED without their full/contact information - so in a way I'm inviting this skepticism.  But, when I do live events (rarely) I regularly unplug all recording and share with my small, hand-picked groups, examples just like this.

Things I don't talk about or publicize.

Secret business interests of mine and how to duplicate the models.

I hate bragging... about myself...

I almost never talk about how much money I'm making, and I'm even less likely to talk about MY business interests, instead I focus on what others are doing with my stuff.  But sometimes I open up, and share things nobody knows about or is even expecting.  This latest company is just one example.

So, at a live event, after I know/trust you better, you can feel free to ask me more about this and other interests and projects like this (people always do) and with all recording equipment turned off I go over the answers - JUST FOR THAT GROUP.

Not for the public in general.

In other words, once you know me you'll know more about how legit my claims are, if you don't pursue this than just assume that I'm full of it because it won't matter either way.  Now... for the people who have pursued this -

Below you are going to hear from people that did qualify themselves to hear these kinds of nuggets of gold, listen to and watch their reactions.

I don't hear any complaints.

Why would that be?

 

Okay, but what does this
really mean to you?

Let's not even talk about the overseas company, or the paper company, let's just look at the American medical powerhouse - just that one example.

I can hear the objections/excuses now:

Sure, but that works with doctors who finished college in their late thirties, but they are supposed to be smart... and good looking and happily cheating on their trophy spouses - so of course it'd work for them - everything does, right?

Not exactly, but instead of me explaining how little the field, industry or the promiscuity has to do with the ability to grow a business let's drive this home with more 'average' examples of how well my stuff can work for you...

If you don't blow it off and take it seriously.

So no more 'big' examples...

In other words:

Does My Stuff Work For The "Little Guys" and the One-Man-Armies?

 

You must go through this section.

It will take my outrageous, and even unbelievable claims, and prove them to you in a way that is unheard of.

This isn't just 'Azam's so great' kind of talk, these are the real-life, actual results students have had with my material.  Remember I am terrible at getting testimonials and 'Social Proof' items up.

After all, I never even had business cards with my main 'Business Takeover' model, so most people who wanted to work with me came to me offline and they already knew me.

And my reputation.

But the Internet may add a bit of skepticism, anonymity and outright lack of trust - and I totally understand.

The Problem With Most 'Testimonials' -

Aside from the fact that they are probably all B.S., is that you still don't get an idea of the business or the Empire that the testimonial giver has.

For example 'I made $5,000...'

Really?

How did they do it?

How much time did it take?

What if they spent six months researching deals.  And what if they spent thousands in ads, marketing, etc.  Not to mention their own time, which people normally exempt from testimonials because it doesn't sound good.

Even if you spend just 20 hours a week, that is a full 80 hours a month.  Most seminar jokers have no idea how to build in a business in less than 20 hours a week - but let's give them the benefit of the doubt...

What About Next Month?

Will they make that five grand again?

Or do they have to do everything all over?

In the latter, which is almost always the case, they don't have a business, they've just been taught how to do another job.  This is why I often laugh when I hear the seminar-talk about becoming a 'Full-Time Real Estate Investor'.

Is that really the goal?

Do you want to work Full-Time in real estate, or get paid as if you are?

They are two very different things.

And unless you have the skill, the actual SKILL of building a business you'll never get it, you'll always be chasing money, have an irregular income and always have your income tied to the amount of time that you spend.

So Here's What You Should Look For:

What is their NET income every month?
(not how much was made in one shot, but how much money hits their bank account every month.)

How much time does it take them?
(just the money isn't good enough, you need to know how much time they spend running their business, not chasing money.)

Do they know how to double their business?
(ask the average business owner and they are clueless, a Meo Method student can tell you in one sentence how and when their business will double, triple, etc.)

Whatever Happens, Don't Fall For This...

- A picture of somebody holding a check - who cares?  What about next month, how much time did it take to make that money - did they even count the hours/days/weeks/months/years involved, and if so are they able to replicate that success or do they have to do all the work all over to get paid?

- A number of 'deals done' or houses bought - any moron can buy a house, even sell one, and even a lucky moron can make money doing it.  You don't have to be special to have a job in America, do they have a business?  Or do they wait and foot for a 'deal' to research, drive around and physically go look at?  This isn't about doing deals, or even making money, it is building a business that gives you income every day, unless you know that information keep looking...

- ' Promised Profits', potential profit or equity profits - unless they/you are already making $10k-$30k (or whatever your Replacement Level) is, equity is nearly useless.  If you need money now, then you need money now.

The list goes on, so let me summarize:

Use my Living Proof examples below as the 'The Standard' to compare against.

You won't get hyped up promises, B.S. 'projections' or fancy-talk about how great I am (okay, there is some of the latter... ha ha ha!) but you will see real people (with their full/contact info) who have built businesses that are becoming Empires.

Don't take this lightly...

How good are they... really?

Real-Life, Living Proof Story:

A while back I did a 'challenge' where I claimed that I could pick a random student (as long as they were hungry to learn and earn, right?) and with my stuff they could bank an extra $10,000 in less than 90 days.

Of course this would be from scratch, without use of my list and resources, and in general without having to leave the house.

So we held the contest and I think we about 3,000 entries, one was picked and it was James from Virginia.  I worked with him directly on his dialog, finding deals and moving them, etc.

Two weeks later he had his first deal and the net profit was just over $14,000 - I think the exact total was $14,400 or around there - so it took less than 90 days which was my initial goal because I wanted to beat the already overwhelming odds.

If you do the math that comes out to over $1,000 a day, in the first two weeks and he wasn't even a traditional 'student' or in my Mentor Program, instead it was hungry individual who focused his time and energy on the important tasks.

I want to point out that he was not in my Mentor Program and I'm using this example to show the value of training and, more specifically, the potential benefits of my training.  This was done in a short period of time, with extensive accountability and training.

I ended up doing a short interview with James, and more of the story and the actual audio should be on this page and other pages where I mention this but the bottom line (in his words) is:

"I made more in the last two weeks than I'll make in the next six months!"

Now obviously the next six months should look better, financially speaking, but I think his point was that the days at his job were now numbered.

I know these numbers aren't that impressive compared to the other successes you're learning about, but at the time I did it to prove a point and kind of as a test.  And even though this is peanuts compared to what others do with my stuff, it still sounds pretty cool and 'heavy' to the general public that may not be as familiar with my stuff.

A. "Um... I think that you have a lot of passion. You’re out there to want to help people and you show that in the calls that you take, the emails that you send, each week on our mentor call.

Its not like most people.  You don't just say on the Mentor calls 1-2pm and then at 2’o clock you say 'Thanks for the hour' and hang up. You will stay on that call with any one person until any they get it. You'll sit there and coach them through it, you'll give them assignments, you'll help anybody.  And I know sometimes you've done calls that are 5 hours long.

Because people need the help or are confused or they’re whatever, you will talk them through it until you feel like that light bulb went off in them and you will stay there till that happens. 

And people don’t realize that when someone really loves what they are doing – they’re really trying to help you, they will stay there and help you and you know you're not getting paid by the minute. You just stay there because you want to help them and you want to see it work for them.

I actually had this conversation with BB one day because he was doing the saunas, and some other stuff. I kept telling him, I said 'Everything we’re learning for Azam isn’t about real estate it’s about building a business.' I said 'I can take the same model you taught me here and I could go put it into - I can sell lipstick if I wanted, I can sell cars, I can sell whatever with the same exact model."

Q. What should an applicant ask themselves right now?

A.  "I would just say if um you’ve tried everything you're not sure what you're doing wrong…just give this a try. This could be the program to make it all click. This is for somebody who really wants to commit to doing real estate.

This isn’t for somebody who says 'you know maybe Id like to try it, or this is something that sounds like fun.'  This is for somebody who really wants to do it because you have to commit to it.

You have to be willing to set those things up and get the systems in place. Like you said; it doesn’t just happen.  There is some work involved in it. It has to be for somebody that is willing to take those initial steps and that is willing to do some work to set themselves up for a great future of things falling into place.

When it does happen and the light bulbs go off and everything is in place they’ll be thankful that they did all that but that they do have to understand going into it that there is work involved.

This is something different than they are going to find anywhere else on the internet. And I can say that because I think I have bought everything out there. I know I've tried them all and there is nothing like this that is going to help you get over those hurdles that you’re having.

Because every other program is showing you where to find a property or how to run an ad or do whatever. This is the whole package, this helps you know what to say when you pick up the phone and how to say it. You put yourself in a different position than all these other things out there.  You're learning how to position yourself when you talk to people, etc."

Q. Who is the Mentor Program for?

A "I would say somebody that is open to new and radical ideas. Somebody that is not happy with their current level of business. Somebody that is willing to learn and implement it knowing that having enough confidence and doing everything as told and willing to do and document it, they will be successful.

It would definitely have to be a person who is open-minded and is open to at least try something and then you know, go from there. Just somebody who wants to just expand their business not by a little but buy a whole lot.  And I don’t think if they weren’t in that position it would be a good deal because I think they would just waste their time, yeah they would just waste their time.

They would become knowledgeable but the end result is to make money. You can get a lot of information and you can sound smart talking to other people but if you aren’t willing to do the necessary steps then its just a waste of time.

I would tell them to be ready to hear some stuff that you've probably never heard before and if you're willing to do whatever you (Azam) tell them to do, because it will work out.  At some point you will see a significant change whether it happens over night, or whether it happens over the course of a month or 2 months or 3 months you will see a significant change as long as you do it fanatically and do it as told.

Be ready to work. Just be ready to work, Ill tell you that."

Q.  What would you tell an applicant about Azam?

Real-Life, Living Proof Story:

I should point out that this 'testimonial tidbit' comes from an old friend, one my oldest and closest - Joe Crump.

I met Joe several years ago, I was day trading and cold calling in the financial industry and I knew that real estate was a good place to 'get rich'.  I've learned a TON from Joe and he is one of my early mentors.  The guy is a genius and I was lucky enough to meet him when he was just a real estate agent... I was a realtor too.

A funny thing I've joked about is that I remember having a conversation with him where I asked 'so what's copywriting?'  I was clueless about that, and he really helped me learn a whole new avenue of influence.  Over the years I'd like to think he has (hopefully!) learned a thing or too from me as well.

I'm pretty sure I was also his first 'student' although he wasn't officially training anybody and he hadn't written any books yet - he was just a lowly realtor and I got to work with him before he was so sought after and a 'guru'... we both hate that word.

You should definitely look into his stuff - I always do.  That page is for his Mentor Program.

I don't think Joe's brilliance is in real estate as much as developing systems, being disciplined and copywriting though - so if you do connect with him I would pick his brain about that stuff instead of just the real estate.  Yes he knows real estate, but knowing/learning that stuff isn't what makes the difference - it is the other skills that can separate the statistics from the successors.

Also one might think that if he has Mentor Program, and I used to call my training a 'Mentor Program' that we would be competing.  But that isn't the case, and actually what happened is that I was working with Joe before and during his program and then he shut his down.

This was after I was rolling around the city in a school bus with investors and buyers and after I started training investors.  At the time I was also doing quite a bit of training with Joe and for his students.  So when he shut his Mentor Program down I had a busload (literally, and actually a lot more) of students still wanting to be trained.

So I had officially named my training... get ready for the originality... wait for it...

My Mentor Program.

I thought the name was so specific and appropriate, and Joe didn't have a problem with it and he thought he was done with his - but when he changed his mind and came back I kept the name and so did he.

By the way, we've never had an overlap or problems arise because although we both have training programs, just about the only thing we have in common are the names, I think we both have very different goals and paths and we are very different people - and those distinctions are easy to pick up on.

Kind of funny that we're such good friends, because we're so unalike.

We kind of cater to different crowds so it has really worked out well.

And I meant what I said, you should check his stuff out, so please do.

In fact, for most people Joe will be a much better fit than me, so you want to make sure that you are clear on that before applying for the Alliance Project.

But the thing is, you're going to get the real idea, the real concepts there. Those are the things that are very important. Every single person is trying their best to do this and you see it, you hear it every time, everyday it’s there. So, it’s live and there's a lot of passion in this whole thing and that's what I think is really important, its a real mentorship.

I want to say something that might not be pretty common but when I hear you talking to Bob for example, a long conversation with Bob... you sound to me like those Socratic dialogues.  It is so much, you learn so much from that.

Because you can identify with one and the other one - perfectly well. The Socratic dialogues, you know Plato and Socrates when you read those where you find out the bad guy is good. This is the best bad guy. You can have that argument. Its the same thing. The thing about the bad guy is that when somebody says 'well I cant do that…there's this problem or this other problem' and it’s a real thing, it’s a real problem. Now there's other situations where you come out and say…'well come on now, that’s just an excuse.' No – it’s a real thing because he has tried, or she has tried. That’s why I think it is so important to go through, to really do it."

I really mean that...I really don’t hope you spend a dime.

Why the hell am I writing a testimonial then?  Quite frankly, because I am a selfish asshole and what he has to say is so powerful that I want it all to myself!

Is there room out there for all of us to make money?  Absolutely, but as I said I am selfish.

So, again why the hell am I writing a testimonial ?  Especially, since I didn’t make a single penny in Real Estate with Azam?  (I will tell you if you make it all the way through of this rather long testimonial)

Because, I truly believe what he offers is life changing stuff.  I don’t take that statement lightly; I think you are on the cusp of on material that could change your life for the better and forever.  And if somehow I help you make that decision then hopefully in karma, cosmic way then the good somehow makes it way to me.  (I told you I am selfish)

How do you not make any money with Azam?

It’s really quite simple...don’t do what he says.  Just try to outthink, outsmart and question everything or DO NOTHING AT ALL. That’s what I did. 

What he does works, plain and simple.  I saw it work for everyone else in the mentoring program with me.  And with all the apologies in the world in the people the programs with me I would almost guarantee none was any smarter than you.

What you will learn from Azam is real and it works.  It is also constantly being molded and changed for the better by that Azam uses in his own business.  It is not some outdated, boiler-plated, been around since the dinosaurs walked the earth information.  It is up to date, constantly evolving and most importantly it works!!!  That is if you work it.

Azam will take you step by step and piece by piece through everything you need to know to put it all together and change your life.  Not only that; he holds your hand through the entire process.  I was personally on the Weekly Conference Calls that lasted many times over 4 hours a time with Azam taking each student's questions and walking through them the entire process.

AND I MISS THOSE CALLS!!!  How many times can you say you missed being on conference calls at 4 hours at a time?

Todd, you said you didn’t make any money!

Well, that’s true but I also said I didn’t make it in Real Estate.  Azam’s mentor program isn’t just about Real Estate it is so much more.  I would even go so far as to say that even if you didn’t ever want to do in Real Estate that you should still join the mentoring program and it would be well worth WHATEVER he charges for it.

In fact, I would still pay whatever he wanted...crawl across broken glass on my hands and knees through broken glass and eat a live cat just to do it again!!!

Does that last phrase sound familiar?  It probably should since I stole it from Az.  Using his ideas I was able to get consulting jobs with 2 companies that will pay me fees and royalties which should at least double the price of the course.

Quick Disclosure:  I have no degree and no previous experience in marketing before Azam.  I also have a big nose, big ears, and a goofy smile, speak with a “slight” lisp and have a very “odd” sense of humor.

So, how did a “goofy” kid from the Midwest get a job consulting multi-million dollar companies?

To be honest I am as stunned as you are.  But by implementing, using, copying and outright stealing the ideas that Azam teaches in his program.  I was also able to seize the opportunity when it came before me.  Now an opportunity is in front of you...what will you do?

By now, you should know what I think you should you do.  If you don’t then either then I didn’t do a good enough job conveying my thoughts (need to study more of Az’s stuff) or you are just a downright frowning skeptic.

If I didn’t do a good enough job then please take a look at what others have to say about this man and his program.  If you are a skeptic, know it all; then Azam will probably not accept you anyway.  Even if he does you will probably never make anything happen because of your own limitations.  So, I suggest you shouldn’t waste another second here...go find something else to frown about!

If you do decide to invest in Azam, I can only hope that I was part of your decision-making process and I get to hear about your successes.

I also hope you take the opportunity that is provided to you in the program and you go back and listen to the previous conference calls.  Please, go back and listen to the conference calls that I was on and learn from the mistakes that I made.  Most importantly, DON’T MAKE THE SAME ONES! 

I do hope you take the opportunity that is in front of you.  I can’t stress how valuable it could be to you.

Of all the excuses people use to justify inactivity, three of the biggest ones are:

"That doesn't work."  Another version is "That doesn't work for anybody."

"That doesn't work for me."

"That doesn't work in my area/business/industry."

But the main point, and the main reason these are all excuses is because each of those statements is used to justify inactivity, laziness, incompetence, low self esteem and lack of intelligence.  None of these traits are desirable, but using the above phrases signals a loyalty to these flaws.

"That doesn't work in my area/business/industry."  This is just one example, the definition of intelligence is the capacity to relate units of information, so the inability to relate information to certain situation is ultimately a weakness - a lack of intelligence.

In other words if you aren't able to find a connection or a link - "make it work" - that really means that you aren't using or possessing the intelligence.  Instead of asking about "HOW" it could work, it is much easier to say that is imply "DOESN'T".  Each of these cowardly phrases is something to be embarrassed of, but ironically they are too often used to convey a false sense of superiority.

"I'm too smart to fall for that, because (unlike the morons like you) I know that it doesn't work in my (fill-in-the-blank)."

The variations of these deadly beliefs ultimately justifies a reason NOT do something, instead of being empowering it is handicapping.  There is always a reason to not do something, so nobody deserves credit for that - the real power comes from finding, and acting upon, reasons to DO something not to promote lethargy.

The core of all of this is real simple -

"It's not my fault."

The fatal mantra of the condemned.

"It's not my fault because that just doesn't work for anybody..."

"It's not my fault because that just doesn't work for me..."

"It's not my fault because that doesn't work in my area..."

Anyway...

This gentleman (if he's old enough to be considered that) was in two areas where all the losers will tell you that "This stuff doesn't work here..."

But he was too stupid (trained!) to know better.

His lives with his father in Michigan and his mother in Vegas - they are divorced and he splits time between them - and he worked my stuff in both of those areas after his father financed him with the Alliance Project.

I love this kid.

He's a little hell raiser, but his core is sweet.

Finally he gets busted and has to start over, but this time is NOT ALLOWED to do real estate, now this kid's "New Empire" only makes him $1,700 a week from his computer stores, health clubs, doctor's offices and nightclubs (yeah... I'm serious!) - and it takes him less than ONE day a week.

This was a lot of fun.

I've had problems with parents in the past, and I normally don't share their "feedback" like this, but since you will see reference to her son and he has even attended live Events that we put on - I'm sharing this with you.

In many ways her ideas and attitude sum up much of what I've gotten from angry parents, this certainly isn't the standard reaction I get - but it has happened more often than I ever thought it would.

In her case, though, her son was actually grounded/banned from real estate, because he just too much money too fast.

As soon as I heard that I thought, "What a testimonial!"

She didn't see things that way.

Below is the actual letter she sent in, I want to clarify that it was copied and pasted and only slightly modified to put online like this - I am NOT mocking, judging or devaluing anything she has to say.

Strangely, well okay maybe not-so-strangely, she seemed convinced that I would want to hide or conceal the fact that somebody would feel this way about me or the type of training I promote.  The truth is quite the opposite.

Also the only reason I'm not sharing her contact info here is that I don't want her to get hate mail or make it seem like I'm attacking her - but if you want her contact info just send us an email and we should be able to get it to you.  According to our Terms and Privacy, by the way, we can whatever we want with anybody's contact info, so I really am doing her a favor by not revealing to the general public.

I will use her just her first name, Sheila.

Below is her letter, if you agree with her by the way, then I'll save you time and tell you that you and I are NOT a good fit for each other.

It has come to my attention that you plan on using my son as a testimonial to sell more of your BS.

I have several problems with this, and I remind you Azam that so does the LAW.  It is illegal for you to use my son's information or likeness without my permission and you'll never get that.  His father is the one who supported this, had
I known I would have had no part in any of this.

My son is a sweet, caring boy with a bright future, he is not a greedy money-lover like you and I don't appreciate you trying to turn into one.

Now all he talks about is money, he is just a KID with his whole life to worry about money, let him be a KID.  Now you have taught him that money is king and anybody who disagrees with you is stupid.

My son even told my boyfriend that it was HIS FAULT that he was laid off and that he was too lazy and thankless to deserve a job.  I know for a FACT that came from you because now thanks to you he thinks that if you don't want to be rich you don't deserve to be in America.

Let me tell you something Azam Meo, who are to judge who deserves to be in America, we are good ha-rd working people and we were both laid off.  Fortunately I was able to get another job and my boyfriend is looking for work EVERYDAY, that doesn't make us lazy or un-American.  And it certainly wasn't our fault that we were la-id off.

You know whose fault it was?  Yours!

For the next 10 years we have to fix the economy that people like you broke, and it
is because of that economy and the aftereffects that we were laid off.  It is more your fault than ours.

It is the selfish capitalists like you that caused the worldwide recession and all the problems that followed after it, all that trouble you guys created, haven't you learned your lesson?

You don't care about anything or anybody, the only think you care about is making yourself rich at any expense.

You make me sick.

If I find out that you have used my son's success in any way that I haven't given you permission for, you'll be hearing from my lawyer and we will put your ass in jail.

I know that you probably won't read this, but I bet somebody will, and whoever you are do yourself a favor and get away from Azam Meo.  He is only out for himself and if you have any brains you will leave his organization.

I got an email from a student who point this example out, I wasn't using it as much as I should (there are some great lesson in his story) so after reviewing his case I was convinced that you should hear about this.

This guys is creative, ambitious and hungry.

This is the example of Olu from Canada, you know for some time I have talked about creative marketing examples - and I almost always bring up a 'pizza boy' who stayed up all night in his store and hand-wrote our headline on the inside of every pizza box in the place.

So imagine that you order a pizza, open it up to eat it, and there's a headline written on the inside; 'You can move in Today' or 'Need to Sell'?

Brilliant.

He came up with that idea, and although he would (still does) give me credit for the idea - it was him.

I was immediately impressed.

So when I heard from him with the subject line:

"20 Grand in my first five weeks Azam!"

I wasn't surprised.

This was before I was doing the NEA audios (the No Excuse Audios) so instead of doing a formal 'interview' or grilling session he came on one of our conference calls and talked about his progress - so it is recorded and students can hear all about it.

More importantly though, his progression is also recorded on the calls.  This is probably one of the most amazing aspects of the training because you don't just get to hear students discuss their successes but you can go back to when they were starting and follow their progress on the via the conference calls.  You can follow them along week after week.

I go over this in the videos but think of it like a reality and you get the backstage pass, so let's for example that a student went from zero to 20k and then 50k a month.

You can hear an audio where we talk about how they got there, what they did, etc. but this would be at the time they were already 'made it', right?  Well, the way my conference calls are set up they are all recorded - which means that you can go back and hear me and them connect for the first time on the calls, this is when they were at zero, or wherever they started.

Then you can hear them the next week, the one after that, and then the next one, etc. so you can go back and follow their progress and hear see their challenges, successes, etc.

So you don't just get to hear them tell you about it, you get to hear them live it.

Isn't that incredible?

I honestly don't know of a single place on Earth where you can get that kind of teaching and real-life education.

Well, I do know of one place, right?

So anyway, not only do you get hear him talk about it, but you can go back on the calls and hear him live it - and you'll hear about the first tests he had with the pizza boxes - and me being totally impressed and blown away with the idea.

 

 

 

Update on Todd's Story:

(From ZERO to Eight Figures, in his FIRST year)

And this was in an industry where companies were going bust.

It's not the paper folks!

As you can tell from the video above, we love Todd.

This is an update on his story.

I had an interesting conversation with him one night at 3 AM (I told you I love him and all our friends/students) and he let me in on some of the stuff he was doing.  He had recently started a business with his father.

They started from scratch.

From ZERO.

I don't have all the details, but I have the big ones - he got that company to hit some remarkable numbers, and, for the fifth time, it was in the first year.

I love situations like this because they are so illustrative in showing people that the difference is not the industry, not the business, not market, not the product/service and sure as hell NOT "The Economy".

The real difference is skill and training.

Now I want to point something else out - because of the person Todd is, he is going to give me way more credit for this success than I deserve - Todd is a soldier when it comes to this stuff, he studies it, applies it and has allergic to making excuses.  I've only briefly spoken with his father, but I'm sure they're cut from the same cloth and I look forward to getting to know them even better.

So can anybody go out and do this?  Yes.

Will you?

Probably not.

Todd and his dad have proven to be a lethal team, and they would have gotten there with or without me so I'm just glad I was able to help and share in their joy - but make no mistake Todd spent time building his skill not his ability to make excuses.

The real difference an Empire-in-the-works like this and the millions of wannabes that turn into statistics isn't the market, industry, "The Economy" - none of that - the real difference is skill and training.

You're either trained and you know what you're doing, or you're just guessing.

Real-Life, Living Proof Story:

(From ZERO to over $2,000 a DAY)

One Christmas morning I got an email.

A great email.

The kind of email that reminds me why I keep this going, I know it sounds sappy and some would even say suspect - but I don't care.  By now you should have an idea of the interests we are involved in and the plain fact that I don't do this training for the money.

It costs me far too much to keep this going... too much if it was all about the money I mean.  As I've said this really is about being able to give back.  This email may be one of the best I've ever gotten.

I ended up calling them after they sent this email in (yes I called them, not somebody else from my team) and we talked about their success... and Mr. Xbox.  We shared some ideas and I suggested some tweaks.

The next time I spoke with them was in February, a few months later, and they had put the changes we discussed in place and that's when they let me know they are now doing over $70,000 a month with the same model.

Below is their email, I actually sent this out the day I got it - so below is the exact email that I sent.  All I did was copy and paste the one they sent me, and then I added a few minor changes as English is not their first language.

So for all relevant purposes, this is the exact email they sent me.

"The very first day we did $31... "

Less than 90 days later they were doing over $70,000 a month, the email below explains their humble beginning - you'll never look at the X-box the same again - this is exactly how they got to over $2,000 a day...

Azam,

I know you get a ton of emails and you probably don't read any of them, especially from somebody like me who you never met.  But I don't have a choice, I know this is the  lon-gest email you will ever get but I will keep sending it and calling and faxing you until I know you got it.

Where do I begin?

I know, video games.

In 2005 the X-box 360 came out, and shortly after games like Call of Duty had a "Live" version that people could play each other with online.  This makes a regular came last forever because
you can play with friends as much as you want. I don't care for this but to my SON this is
like the reason to live. Every single day he would come home and talk about it, every day
Azam!

After school, before school, during school, with every meal, every phone conversation all I hear X-box Live this or that.  I wanted to bad to get him one, but I could not af-ford it, we tried doing everything we
could think of and there was no mo-ney for it.  Plus the games are as much as a week of groceries.

What hurt most was that he never actually asked for one, he knew our situation and it was humiliating as a father to know this.  I hated it, and I began to hate the X-box.  Every time I see one I want to break it, bash it and throw them all away. It drove me mad.

This went on forever, finally one day when my son began telling me about Live and his friends pla-ying it, I lost it Azam.  I did the most shameful thing I've ever done, I slammed on the brakes in our car and I screamed:

"Shut The F*** Up about X-Box!"

I can't believe I did that, and I can't believe I'm telling you. What a piece of s*** I am for that.  But I honestly couldn't help it, every mention, commercial or ad for it and I would feel a tug at my heart.

So you probably think I'm going to tell you that we got one and that's it, right?

Not even close. I'll tell you later why X-box is so important.

I've been wanting to email you for what seems like forever, and this is the toughest thing I've ever done. I don't even know if you'll get it much less read it.

But I had to send this.

For the last five years my wife and I have had an 'interesting' marriage, I never drank until we the arguing started and then I became a full out drunk.  She has moved out more times than either one of us can count. We both have had over 40 j-obs between us and she thinks me chasing the American Dream is bogus. And yes we still call it that up in Canada.

She used to want to work with me, we used to talk about building something together, that is why we da-ted. The ONLY reason maybe. But for at least a few years she has had a steady j-ob and I'm the maniac.

Two kids later and she thought one of us had to grow up and be an "adult". I would tell her she was quitting, she would tell me I was wasting time. We never agreed.

For years we would argue and throw things and scream and cuss, and pretend that our kids didn't hear anything.

Then a few weeks ago it hit bottom, she lost her j-ob and we were only able to make a few pa-yments with my in-come.  We got evicted and she had to move in with her parents and they hate me. But I was still going to stay there because I had no choice and a ba-nk balance of minus 72.

When we got there with our stuff I could see the look of 'I told you so' from her parents to her. I hate that so much. Her nephews and niece were already there too.  This was Thanksgiving Day for you.

I looked in the room of kids and saw my two sons eyes light up when they saw what the other kids were doing.

You know what they were doing, I'll tell you.

PLAYING X-BOX LIVE!

I gritted my teeth and stood there watching them, I tried not to scream and I felt tears running do-wn my face. My boys were so happy, so thrilled and grateful.

And it had nothing to do with me.

I couldn't take anymore, I told my in-laws I was going to stay with my parents. My parents are dead, but they don't know that because they hate them too.

I left before Rebecca could say anything.

I wanted to leave the car for them so I just started walking, then running and then running faster.

I never ran so fast in my life.

I wanted a drink, I wanted it bad but I DID NOT do it. I had to fix this stuff I had to.

No other choice.

It was freezing and I could hardly breathe so I went to a library to warm up and look online.

In my email I see one from you. It changed everything and it is one of the reasons I want you to share this to
help somebody else like me.  You wrote about a gentleman who was living in a shed with no mo-ney and borrowed a bicycle and a cell phone from a neighbor and dug through trash for the rest.

He made mo-ney immediately, and you I have spoken with him since. Paul is a wonderful guy and really loves you.

So I read this email and I thought I can do this, I already bought your course but I never looked at it.

I emailed you and you sent it again for me which I am so thankful. The library would only let me read there, so I stayed there and then went to a 24/7 access point for the rest.

I did not stop at all, I read and listened to everything and I wrote do-wn exactly what Paul did.

This was it Azam, I HAD to make this thing work right now, no more excuses no more BS.

I went back to my in-laws in the middle of the night and I threw rocks at my wife's window to wake her. Just like old days, so romantic.

She came to the window and asked me if I was drunk, or just plain stupid.

I told her to come do-wn for just one minute.

I handed her your email, and I told her this was OUR shot, not my shot but OUR shot. Our cha-nce to stop hating and fighting and do something serious.

I told her how much I loved the way we use to be and how much I needed for her to be with me on this, and we can put everything aside for just a few days and really focus. Paul only had himself, but we have each other.

I kept talking and talking and I was in tears, so was she, we were in love once and somehow we forgot that.  She agreed to help, so we would get started the next morning, I said NO we need to do this right now let's go get ready.  I knew should say no, but she just smiled and said "Okay, you're right."

I waited downstairs while she went up and changed.

I looked over and I could see the X-Box staring at me, taunting me, "Not today X-Box, not anymore!" I said it so loud I think I woke everybody.  We left with a cell phone, clothes and our love. It was a rush Azam, a real rush, better than any buzz.  We flooded a supermarket and took old boxes from the back and wrote with markers from the store, we made the signs in the store.

But we needed something to put them up with so we used to trash plastic ties and duct tape from a warehouse dumpster.  Me and my wife digging through dumpsters at three in the morning, she never looked so beautiful. I was in love.  We walked around and put a few up, then a driver gave us a ride to the stations he was delivering to. At every station we would stock up from the dumpster and make the signs on the way to the next stop.

He thought we were crazy.

You know the weirdest part? Rebecca and I were having FUN, for the first time since we da-ted.  And she even had a curfew or her parents would find out, it was thrilling.  A few hours later we wondered why no calls came in, and we found out the phone was turned off. The battery died.

Now we have to go to her parents' house to ch-rge it. So got there and told them we went for an early walk, they didn't believe us but nobody cared.

We cha-rged the battery and called the voice mail number from another phone while it cha-rged.

I was so nervous about the calls that I had to look away, you know what I accidentally looked at?

Mr. X-box.

Sitting there, laughing. His days were coming to an end Azam, a bloody end!  Rebecca came over and looked at me with a blank face, I knew she had bad news.  "The voice mail is totally full." She whispered, then she shouted the same thing.

I snapped my head back to the X-Box, and I could feel it getting scared.

We wrote do-wn all the messages and Rebecca started calling them with your script, then I grabbed a phone book to get len-ders, realtors and inv-estors to call.  Did we do this from the house? Heck no, we went out and kept working, it was so hectic having conversations with so many other calls coming in.

But we made it, a few len-ders wanted to work with us right away, so we met at their office and started using their phones to make calls with the them to test the le-ad responses and qual-ity.  Just like Paul did.  We started calling sel-lers out of the paper to do a le-ad share with our bu-yers and theirs.

We needed to get Pa-yPal to start taking or-ders, but to do that now you need a ba-nk ac-count which I don't have.  So instead we used one of our new realtor's ac-count and he gave us ca-sh, I didn't think he would do it but he agreed to work with us on this.

The very first day we did $31. (note from Azam: I'll convert this into dol-lars throughout this email, like I with Paul ;) )  I know that sounds stupid, but we couldn't believe it, the best 31 we've ever made.  The next day we were over 80, and within a few days we had over 350 in ca-sh.

That was about three to four weeks ago.

Our goal is to make a steady 1k a week, and we should be able to do that. We now in an apartment, we had to do some fast-talking with the land-lo-rd because of our previous situation but we did it.

Now, the ending of this story that couldn't be possible without you is this.

At exactly Midnight on Christmas day our boys could open one gift, just one. They both knew we didn't get them anything that great (like a stupid X-box) so they weren't expecting much.

So Rebecca and I chose the one they could open, they didn't get to pick this year.

I held the wrapped box in my hands and slowly gave it to my son, I could feel my grip on the
box tightening. Rebecca came to hold my hands.  She hugged me and we both held each other.

My sons thought we were just being whacko, we took their hands and altogether we peeled the
wrapping off.  You know what it was Azam, don't you?

We never saw our children dance without music, until today.

They started playing immediately and we sat back and watched, we looked at each other and for the first time since we met we both have in-comes NOT j-obs and we are both working together.

We didn't have to say a word, we just have to look at each other, let them have the
X-box I have my dream back.  We cannot possibly thank you enough Azam, and if you do get this and send this out like you did with Paul, please include our phone number and email address so that anybody like us can get help if they want.

Real-Life, Living Proof Story:

 As you'll recall from my situation which I explained earlier (if you don't remember you can go to the 'About Azam' section of the briefing here: www.WorkWithAzam.com) one of the times that I went broke led me to doing real estate... with a fast cash approach.

I had to leave my house and come back with more money than when I left, so I had to make money that day - and I needed to hit $25k a month.  It was pretty wild and I had to get a little crazy.

I had no time to screw around so I was hitting the pavement hard, driving around, doing deals - just doing whatever it took to make things happen.  Local investors starting asking me if they could come along and watch and learn.

I agreed, and enjoyed the company.

Eventually we bought a school bus, well it was more like a trade, and all day we'd be driving around with a busload of investors, buyers and sometimes sellers.

The goal was to pick up homes and move them that day - that's why I got a bus because I wanted to be able to pick up buyers in real time and take them out.

It was a blast.

One of the most obvious lessons that become apparent was that almost nobody that came out with me - almost NONE of them - would ever do anything.  They would see me do it, actually watch me do it - and they still would wonder if it 'worked'.

It was bizarre, but obvious.

This is also, by the way, why it is almost always a terrible idea to train people for free and simply split their profits.

Anyway, I started scouting for more serious people, and that's when I met Ron.

We started working together, and he not only picked up five homes in his first four days, but as you'll hear he also saw how to put a quick $15,000 - $25,000 in his pocket too.

I want to point out that I don't do the driving tours myself anymore, and I can already hear the excuses:

"But Azam.... sure that works in Indy, and if you drive around with the student..."

If you're thinking that, you'll probably never figure this out and you're just wasting time.

That is the same thing other people said at that time - when they WERE there and they WERE with me - so excuses will always find a way through if you let them.  Also - this is one of the ONLY stories from Indy that you're going to hear from me.  I have hundreds, but I won't use them here.

While we're on the subject I should point out that the examples and testimonials on this page from people all over the world - and from as many different situations as there people - and they'll you that NONE of that makes a difference when you use my stuff.

Adrenaline junkie, former undercover cop turned FBI interrogator puts $1,500 in his pocket with less than five hours of work... actually I recorded an interview with him but it may have been lost - but you can still hear about it and his other successes through the previous conference calls - he was almost always on them...

Even if he just left a shootout, a sting operation or getting a confession from a rapist... yeah this guy is allergic to making excuses, and we love him for it.

I chose you basically I spoke to you an length; my interrogation tactics to your - my soft shoed explanations - to your real estate empire, because it is evident that is what you have.

And I was looking to attain the same, your tact- I can't say your tactics - your concepts are far better than I could expect and I don’t think that I have ever encountered any concepts that you preach or teach that anybody has been teaching.

I think that’s would make you so unique and your approach to conveying that is without a doubt unbelievable. 

You're very articulate at what you do, you explain your concepts to a degree that it is very understanding, you put it in layman’s terms - you can approach anything.  I think you can convey that very well. 

I have to say that this event was mind blowing to me.

I am still sitting here trying to absorb everything that's been past along, and I will take the next step in order to achieve that. I will get out of greatest show on earth, which I do now, and then take this to the next level, because there is a lot more - I guess in a world that I can get involved in than I've been sheltered from and this has shown me that there is a lot more that can be done and it has been fantastic.

I hope you keep up with the Mentorship Program, because I think if anybody who is looking to get ahead in any kind of business - because this is just not... your teachings don’t just focus mainly on real estate, they seem to focus on any business in general, which is unheard of.

Every real estate course, guru, market has a specific niche - I believe that you can create a niche with any of your concepts I think that’s why you are so successful at what you do. 

I think you create the industry and by creating the industry, you are the industry.

I love this guy.

We all do.

And if I promoted even half the ways that he is using my stuff, and the results he is consistently getting, it would seem so over-the-top unbelievable and I won't even try.

He's been with us for a few years, but this example was just a few weeks after he and I connected via the Alliance Project - and he is killing it.

This example was from new campaign that he started, and from just ONE model being in place in just that ONE campaign.

This doesn't include any of the other numbers and projects he is working on, and it doesn't include the methods he is using to get each member of this Team to $100,000/month.

And this is just another example of before, during and after The Great Depression II by the way because remember he's been with us for years - just not in the Alliance Project until recently - so he has been killing, it is just going to a new level now.

This had been a goal of his for some time, and now he finally sees how to get there.

Don't tell him this - but he'll get there anyway... if I'm doing anything it is just helping him get there faster.

It really is just right around the corner.

So although that may sound nutty at first, when you put my stuff in place and start from scratch by Policizing and remaining hungry and accountable - the sky's just the beginning.

You know, another place where "this stuff doesn't work".

And although now he is working on projects all across the world, he did start in the Brooklyn and the surrounding New York area.

It sucks doesn't it, this is a brutal murdering of your excuses, isn't it?

You're either trained and you know what you're doing, or you're just guessing like everybody else...

"I'm Rene from Arizona and Norway.

I came in here with some pretty darn high expectations after having gone through your material and just from going through your starter package, I already knew the caliber of being that you are, because most people focus on a strategy or a technique without really being genuine about it.  Most people just do them to make money.

And find the people that have the capabilities to help them do that.  And if I make money on that fine, if I don’t; fine.

It is like, I am just flabbergasted - I can’t find the words to express the gratitude that I have towards just having been here.

I have a tremendous sense of purpose in my life there is like - I'm very clear that I am here... - with nothing random about how I showed up here.

Because I have been having a- I have been playing with this huge vision of how do I create a... or change some of these trends that I see on the planet right now; how these bigger industries are headed and how we are just literally tearing this planet apart. 

So how do you influence people around you to start thinking on a much higher, much bigger broader consciousness and this is what I am getting from all this- this is literally what this is about.

This is about the power to influence others to enroll them up to a higher quality of expressing themselves.

And its sounds probably intangible and vague but its like... I know exactly that I have everything right here, in me that I ever could need to do whatever I want, and the most important piece for me is to connect people and help them fulfill their highest vision and highest purpose.

This means that, on average, for every $14,000 you pay "gurus" to teach you how to get rich you will only make $1,000.

So your chances of making money in real estate actually go down for every course that you buy, in fact you will, on average, lose 14 times the cost of the course you bought.  So for every dollar you spend on courses, books, seminars, CDs, ebooks, conference calls, etc. you will only make back fourteen CENTS!

So, on average, it is actually going to cost you money after you invest in a "real estate course"; more money than the course itself.  This is easy to see when you think about the time and money that each "guru" tell you to spend to make a deal happen, and then you get no results.

But then again...

How many useless courses have you bought?  How much money have you wasted on courses and training?  How much more money will lose?  Then, more importantly...

Don't get me wrong, I am not putting anybody else down.  I don't waste time trashing "gurus" and "experts", because truthfully I don't care how good (or bad) they are.

Plus I have not gone through all the "guru's" materials so for me to speculate on what they have to say is ignorant.

I only know what works.

So again, why am I telling you this?

I am telling you this to make two very important points here...

My First Important Point: There Is No Shortage Of "Gurus" Willing To Take Your Money!
You can simply type "real estate investing" on Google or Yahoo and you will be overwhelmed with the number of gurus telling you that they have the secret and as long as you pay them several thousand dollars they will let you in on it.

My Second Important Point: Unless You Pick The Right Person You Will Easily Lose About $14,000!
Let's say that you just spend $1,000 trying to learn how to make this "real estate thing" work, we know that your chances of making money are minimal, in fact you would "normally" lose over $14,000 from doing this.

Are you starting to see the bigger picture here?

You see I know that nobody else will tell you this stuff, because they rely on you NOT knowing about this.  They are profiting from your lack of education.

Now let me put this another way...

You Will Easily Lose Over $14,000 Unless...

You Find The Right Person To Learn From!

The only way to avoid all this heartache and loss of money is to find the right person.

Now this is normally when a "guru" will go on and on about how great they are and why they have the solution for everybody who wants to make money in real estate.

That is not what I am going to do, in fact all I am doing on this website is qualifying you because the truth is I don't want to work with most people and I am not the right person for many of you.

So how can you tell if I am the right person? 

There really is no shortcut, but just to make this as easy as possible let me tell you a few things about myself...

"Three Things You Need To Know About Azam!"

Don't worry I don't refer to myself in the third person, I just want you to know how to spell my name. ; )

So here we go:

Number One:
"I Invented (From Scratch) Nearly Everything I Teach!"

If you haven't noticed, I kind of hate this industry.  I will explain why and why I am still in this "real estate guru" industry later, but I really can't stand it.  One of the things I hate most is when you buy the latest secrets only to find out it is the same b.s. you just spent a grand on.

Then you are out there searching for "motivated sellers" in a hot market, at the courthouse everyday looking for God knows what, talking sellers into signing your downright piss poor offers, or dealing with investors whose egos rival Donald Trump's.

All because what they are teaching is the same used up junk as before.  You see I cover lease options, Sub2, contracts, etc. but that stuff is just boring and knowing how to do this will not make you a penny.

You have to know how to help everybody in any market, not just "motivated sellers".  At the end of this page I share with you some of my trademarked techniques like the Eclipse Effect, the Meo Method, the Domino Effect, my Market Monopolizer, etc. which are all truly revolutionary methods and SECRETS that are so unheard of nobody else even knows about them unless they hear it from me.

I started from scratch to invent all of this techniques and strategies, everything comes straight from the horse's mouth - me!

There is much more money in doing than from teaching.  But that is only for me, for "gurus" there is usually way more money in teaching than doing because the methods they teach are ineffective and even obsolete.

This should also help you see why when somebody wants to buy or invest in my information I am not exactly doing cartwheels - my money doesn't come from this.

This brings up an interesting question;

Why Am I Doing This?

If I am only making a fraction of my income from this then why continue to do so much for so little?  There are only of two possibilities here; either I am a horrible salesperson and can't close a window (chuckle), or there is something much deeper at work here. 

I will address this in just a second, but to help me do that let's move on to the third last thing you need to know about me right now...

Number Three:
"I Qualify The Hell Out Of Every Student In My Mentor Program!"

(I Don't Just Take Your Money, I Have The Only Mentor Program That You Must Qualify, Apply For AND Be Accepted Into!)

Let me tell you a story about how my life changed...

Not too long ago I was going to end my Mentor Program.  I was going to stop every part of this aspect of my business.  The reason for this was not because I wasn't making money, or that I didn't know how, it was a much deeper reason.

You see I am never going to get rich (billions) doing this. 

On top of that I hate this industry, I have dealt with the "biggest names" in the industry and they acted like arrogant pricks.  They act as if everybody wants to be like them and they have all the knowledge in the world.

And I know how hard it is for hard working, struggling entrepreneurs to find their way; it can be torture.  These "gurus" make their money selling you the dream and never even think twice before taking your money and teaching you stuff that they don't even DO!

It makes me sick, it really does.

I have been blessed to be able to work with great students but the fact of the matter is the only way I was going to be able to make any significant amount of money from this stuff was if I just started plowing sales in left and right.

But you know what would happen then?

I would be just like the same people I despise.

So I was at a loss. 

I wasn't making much money in comparison to my other activities.  I mean think about it; if you were spending 70-80% of your time doing something, and you were getting paid over seven times this amount from other much less involved business dealings, what would you do?

So I was ready to halt all of my marketing and just finish off with the group I had. 

I was ready to stop everything all together.

Then something truly extraordinary happened...

It changed my life...

It really did...

And it is the only reason I am still teaching this stuff and offering this program, I mean that, the only reason!

So what happened?

It Was Four In The Morning...

I was talking to a friend of mine, Geoff, who I have known for years and I was explaining to him my problem.

I was telling him how the only way I was ever going to make any money doing this was if I rolled it out but how I couldn't force myself to do that when everybody else seems to do it.

I also mentioned how much I missed teaching high school Econ. and how rewarding it was to change some kid's life in a matter of hours.

Now you have to realize that I have known Geoff for a very long time, we used to do door-to-door sales together and I remember when Geoff, me and his pregnant wife Jenny were sitting around in an apartment furnished with lawn furniture.

He now owns two Ferraris.

So we both have come a long way.  Not it is my belief that our main purpose on this planet is to impact others, I honestly believe that.  I think the greatest measure of human being is how much good they were able to put back in the world, and how many lives were they able to touch in doing so.

That is my belief.

Geoff and I are on the same page with this idea, so when he asked me this one silly question it shouldn't have surprised me but...

"This One Question Changed Everything!"

So there we are, Geoff and I talking about how I am ending the "guru" stuff (as he calls it) and the he asked me one thing...

"Azam, you are truly able to change people's lives doing this stuff, it is happening everyday, and you are loving it.  And since your income comes from elsewhere, why does it matter if you are not making any money?"

I was speechless, I honestly didn't know what to say.

That seems so logical and I am honestly a little embarrassed to admit this but, I never thought of it that way.

People always ask me "if you are so good, why don't you give your stuff away?", well guess what?

I AM!

Right after that I started thinking and moving in a totally new direction.  Now I knew the answer to my problem; I don't have to make much money as long as I deal with the right people! 

You see I realized that as long as I qualify folks who want to join my Mentor Program, and make sure that we are both a right match for each other, then I will be able to truly change the lives' of every single student in my Mentor Program.

Not only that, but as long as I know going into it that I am not going to make much money (in comparison to my other dealings) then I won't have the need to grow this part of my business.

It changed my life, it really did.

Now my goal is to create the absolute best group of people that anybody would ever want to work with, this way when anybody joins my program not only do they have me but a very small group of entrepreneurs that I personally hand-picked to help them every step of the way.

Makes sense, right?

Not to anybody I talked to; they thought I was nuts!

Why would I would I do something that I knew from the start would be losing money?  Why would I have a business where I turn away sales?  Why would I choose to leave money on the table?

There are many reasons (I have just gone over a few) but think about this...

Instead of hiring a staff of "experts" or having some company handle my mentoring while they license out all of my information (this is how the "big guys" do it and it is a quick way to make millions) I do everything myself.

I personally work with every student in my Mentor Program, they work directly with me.  Not an assistant, not a salesperson or well-trained real estate "expert" all of my students work directly with me.

The one-on-one coaching calls are with me, the conference calls are live and hosted by me, all the live training events I personally show up and go over my latest secrets, etc.

I am personally involved with each and every student.

In order for me to do this and do it right, I can't feel like I am working.  I have to have something much deeper than money driving me.

That is why I have to make sure that every student who joins brings the right energy to the group, that every student follows through and takes action, I have to make sure that each student is somebody I am willing to lose money to work with...

I have to qualify each and every student!

"I Am Willing To Lose Over $396,000 To Work With The Right Person!"

My Mentor Program includes 33 weeks of personal training from me, this includes live one-on-one coaching calls, weekly conference calls with a small group of other students in your situation, unlimited email, snail mail and fax support, direct updates with my latest techniques and billion dollar (yes with a "b") ideas, you name it.

Now just so that you get an idea of how much money I am losing with each student (happily, by the way) let's take a look at some of the last few businesses I have worked with and how much time I spent with them and how much I made.

I recently worked with a medical billing company, the bottom line here is that I spent about one week with the company and in return I got a percentage of the profits they made from my efforts and a percentage of the new business I helped them acquire.

So bottom line after about a week of my time my profits were around...

$30,000 In The First Month.

$2,500 A Month For Three Months. (So Far)

That is over $37,000 for less than a week of my time.

I also worked with a few other business but I won't get into the details here (I don't think you care) but of the three this last example was the least lucrative for me.

How much does that come out to an hour?

Let's say I spent 40 hours and the total profit was $37,000.

That Is $925 An Hour!

So when I say that I charge between $500-$1,000 for consulting, I mean it.  Plus, remember that of the last three businesses I worked with this was the least lucrative for me.

Now let's just say that I charged you the lowball figure $500 an hour, even if I just worked part time at your service (25 hours a week) that is over $12,000 a week.

Over $412,000 in the 33 weeks that I stood by your side.

Now I am not making these numbers up, I am telling you exactly what it would cost you to work with me at a deeply discounted price.

That is how much, at a bargain price, I can expect to be paid to work for somebody the way that I work for each and every student.

And this doesn't even include my real estate income, just a few months ago I came up with a new idea that made Tricia over $50,000 in cash in less than 90 days - and that was the worst and least lucrative months she has seen with just this one technique.

So when people ask me why I don't give my stuff away I am honestly shocked! 

Because I am!

I do give my time, knowledge and resources away to each and every student in my Mentor Program.  That is why it is so important that I qualify each and every person that I decide to give my time to.

Now why am I being such a nice guy?

Why am I giving away so much?

I know this is going to sound crazy...

Maybe even a little too good to be true...

I am sure this will throw you for a loop...

But the truth is...

I actually want to help people!

I used to cry myself to sleep at night because of money problems.  My mother used to wait until we were all asleep until she cried about money problems.

I went to bankruptcy court with my father when I was in third grade.  I remember going to seven different schools in one school year when I was a child because my father couldn't stop dreaming and starting new businesses.

I remember that like it was yesterday.

Over the weekend I spoke at a buying event and I almost burst into tears when talked about what it feels like to be "searching", if you don't know what I mean by that then my program is probably not for you.

I am here to tell you that it is alright to dream and dream big!  But only if you around others that do the same, you will never reach your potential if you settle or surround yourself with people that do settle...

People that put you down for trying to do something new...

People that are so scared of change they shun it and poke fun...

People that cannot understand why you don't want a job...

People that think you should just shut up and be settle with what you have...

People that feel bad for you because you keep trying and "failing"...

People that have been trapped in a prison so long they think the outside world is a prison and they are free...

Do you have any idea what I am talking about?

I think you do.  I think you know exactly what I am talking about and you my friends are why I am doing this.

You see I am realistic enough to know that I don't deserve what I have been given, I had nothing to do with the knowledge and resources that have been dropped in my lap.

I am more fortunate than most but not as fortunate as some.

My goal in life is to change as many lives as I can.  I am honestly trying to be the difference that I want to see in the world as Ghandi was once was quoted as saying.

And I eventually want to change the world.

But I can't do it alone.

That is why with my Mentor Program I want to set the standard for what is possible with a mentor program, I want to do what has never been done.  I have spent my entire adult life doing what has never been done and I never want to stop.

I want to push the envelope and turn our imaginations and dreams into reality.

This is pretty deep for a real estate investing site, isn't it?

Maybe, maybe not.  Here is one indisputable law that I have learned...

"The Amount Of Money You Make Is Directly Tied...

To How Many People You Help!"

That sentence right there should tell you where to spend your time; helping people.

The first question you should ask yourself before you do anything is "Who am I actually helping?"

You see my goal over the 33 weeks that I work with my students is to help them on such a deep level that they can go out and help other people themselves based on what they have learned from me.

I know that I am not really talking about real estate yet, but this is not just about real estate, this about something much deeper; changing lives and being able to positively affect the people around you.

Real estate is just a way of making that happen.

You see this entire website is my attempt to qualify you and make sure that you are the right person for me to work with and that I am the right person for you to work with.  This isn't a pitch designed to "sell" you, this is about you and I working together to make a decision that will change the rest of your life as well as mine.

Now I know that all of these ideas that I am talking about all sound good and maybe they might even work, but how would you know?

How would anybody know?

Before I gamble losing a fortune shouldn't I test it out first and see it is even possible to accomplish this?

That is exactly what I thought...

"So I Tried It - And It Changed My Life!"

So I started qualifying like hell and really clamping down on the people I allowed into my Mentor Program.  I wanted to create a small group, more like a family, of folks that were like minded.

See now that I knew I wasn't after the money I could focus on just bringing a small group of people in and building a family of students that could help each other.

I wanted each student to be able to walk into a group of dreamers that were just like they were, a group whose energy was unmatched and so powerful that everybody would be impacted.

It seemed impossible to do, I know.  That is all I heard as I was trying to make this happen.

So I got this group going and I decided to host an event, a "seminar" where everybody could meet one another and I could explain my idea.  I also met with the group to go through Weeks 16-33 of my Mentor Program.

I wanted them all to get the information live from me and nobody else.  I also wanted the group to get to know each other and be able to help one another reach their dreams.

Sounds a little too soft, huh?

Yeah maybe, but this event changed my life.

 It Worked!

This was no "seminar" or "bootcamp", it was something new and completely revolutionary.

All of my crazy ideas about what is possible when you choose the right people to work with, and qualifying them, were all right on.

I have been involved with countless events like this, and so have the students you were there, and this was hands down the absolute best ever!

I spend three days with some of the best people I have ever worked with, it wasn't pretty (we were even up to 2 in the morning on Saturday hammering away) but in the end...

It was incredible.

Every single student in the room left a different person.

And now that is how every student that goes through my program ends up; a completely different person.

One of the people I admire is Oprah Winfrey.  She’s stayed the same.  She’s made a ton of money.  And yet she’s helped so many people.  I watch her shows. I missed the one where she gave all the cars away and stuff like that, but she’s helped lift up so many people. You remind me of that paradigm, what she does. I Have Made Them Some Deep Promises To My Group!

You see I have promised my students a few things, this way they know that they can trust me to do (and not to do) certain things.

Make sure you listen to every word they said so that you see what kind of energy I am able to bring into my group.  The things we talk about would be ridiculed by almost any other roomful people.

My students have been searching and searching and now the have find an answer!  It really is that life changing and I am addicted to it - and so are they!

Now here a few promises I have made them...

Promise One: "I Will Never Leave You Behind!"
As long as you are following through with the steps I have outlined and you are keeping up your end of the bargain I will never stop working for, I will constantly push forward for you and do everything I can to make this happen for you.  I will never leave you in the dark, you will always know what the next move is - always!

Promise Two: "I Will Always Bring Unheard Of Concepts And Techniques To The Table And Do All Of The Coaching And Mentoring Myself - Not Through An Assistant!"
This is very important because I know that many students have complained about other programs and how hard it was to get in touch with the "guru", then when they finally did - it didn't really help.  So not only do I promise to deliver unheard of (remember I invent this stuff so only I can say this) techniques and strategies but I promise to only deliver them myself to this small group.  You don't have middle man, you hear it straight from the source!

Remember that if I put my time into any of the other things that I am doing, real estate, business building, company growth training, fund raising, commodities, options, futures, etc. I will make, on average, seven times the money my students pay me.

So I really don't need (or want) a ton of people to join my Mentor Program.  But I am willing to take a hit (financially) to work with the right people and be able to change their lives and touch those around them.

I know that sounds crazy but you just heard my students tell you for themselves how incredible it is to be in a room with me and highly qualified people that I hand picked, so how crazy is it if it works?

True brilliance and greatness is almost always mistaken for insanity, at least initially.  My group is brilliant and great and they are only in my program because they convinced me they were worth taking a financial loss to work with them - and they were right!

"What Does It Take To Be Accepted?"

There is a process here, remember that I don't just take your money and it takes a lot more than just money to become a part of this group.

Don't worry it won't cost you the $390,000+ that it costs me to work with each student.  But you must qualify, apply and be accepted.

I am the only person in this industry that makes each and every student go through this - the only person.

Yes, I know that it is hard to believe, but think about...

Where else can you work with somebody one-on-one for 33 weeks?  You see I am an "all or nothing" kind of guy so either you right for this or you aren't, either way  you see I actually qualify everybody in my Mentor Program.  I have decided that I can deal with not making much money from this (remember as I have said a thousand times this teaching stuff constitutes less than 16% of my income) but only as long as I am working with the right people.

If you read and listened to the main site than you know how much of a difference I make to my students, and how much of a difference they have made to me.

Let me tell you about my finances...

I have one "personal" account that I live off of.  Aside from that, all of my monthly payments come out of another account, so there are two main accounts there.

Then I have a few other accounts where a majority of my money is.  This money is invested, some aggressively invested and other money is invested more conservatively.

My point is that I really don't have much money in my personal account, in fact...

I Never Have More Than $5,000!

In my personal account I never keep more than $5,000 and never less than $3,000.  Then my "monthly bills" account handles all of my expenses, and then the rest of my money is invested.

I have my money invested in a wide array of vehicles, stocks, options, companies I am working with, personal businesses I have interests in, etc.

Why am I telling you this?

There is a very good reason for this, you see the money that you pay me...

"I Really Don't Even See The Money You Pay Me!"

You see the money I make doing this really doesn't come to me, it automatically goes into the accounts that I rarely pull money out of.

So I am reviewing your application or thinking about accepting you into my Mentor Program money is the last thing on my mind because the money you pay me I will not really see.

It truly is a drop in the bucket and if I spend it, it would cost me an arm and a leg. 

I am telling you this so that you see that I am not doing this for the money, when you think about the 100+ plus CDs, the thousands of pages in books and manuals, the live training events, the costs of sites and audio equipment, and I am not even including the most expensive aspect; MY TIME...

This page is a precursor for the main page regarding a 'personal real estate training' program that I have created over the last several years.

I was going to end this program recently but I was morally forced to continue it for one reason and one reason only; the family I have helped create.

Whenever I am seriously considering ending this training program, I have students begging me, LITERALLY - I MEAN BEGGING ME, not to end this and to keep it going.

I am blessed and fortunate that I am able to continuously find good people to work with that bring a great deal of energy and compassion to the group - I love the group I really do.

But still I may end this program tomorrow...

You see this website and my mentor program are costing me more money that I ever plan to make with them.

"This Is By Far The Worst Performing Business I Am Involved With!"

Aside from my mentor program I created a Crash Course (http://www.23days.com) and these are the only two programs I 'sell' or offer to the general public.

All the real estate training combined accounts for less than 7% of my total income - the highest this number has even been was around 17% but it constantly shrinks as I work on more and more projects.

My point is simple:

I really don't care if you 'buy' anything from me.

It won't make much of a financial difference to me.

I am not going to 'sell' you anything or promise you the world if you just click here, buy this, enroll in that, etc.  It simply doesn't work like that.  There are thousands of self proclaimed 'gurus' and 'experts' out there they constantly mention the ideas of 'financial independence' and being your own boss.

This is all in an effort to paint a picture of where you don't have to do anything but sit on your a** all day while money just flows in minute after minute - without you doing anything.

Sounds great, doesn't it?

But when you stop and think about it - it is a complete contradiction.

The type of person that will build a business from scratch to millions or to whatever dollar amount requires a passive fortune - this person would not simply do it just so that they could sit around.

If sitting around is your goal then this is not for you and you should leave right now.

"Can I Be Honest?"

I guess another way of asking that is "Do you really want me to be honest?" 

Yet another form, and the most important right now, of my question is:

"Do you want me to be honest or nice?"

This may sound like an unusual request but the main reason you are here is because you want to make more money or be 'rich'.  But if you look at the numbers, and by that I mean how many people visit this site and want to 'get rich' in real estate versus how many people even manage make a couple of grand the numbers would be far from encouraging.

So statistically and logically your chances of 'getting rich' or making any money are slim to none - at least that is the picture the numbers paint for us.

In a moment, if you choose to, you will see an in depth explanation of a program that I created with the sole intent of helping people buy back their time.

But before you go any further you should know a few things.

"I Am Not Here To 'Sell' You Anything!"

You may have heard people refer to me as a "Die Hard Closer" or a "Superstar Sales Force", or maybe you have called me that in the past.

And yes it is true I have been heavily involved in cold calling, door to door, boiler room, etc. type of positions.  This was one of the first vehicles I used to make money, and it worked quite well for me.

But it doesn't for most people.

My point is that yes I love to sell and you will not find many people around that are better at it than me.  I am not being arrogant or cocky, but that is the truth.

I am telling you this so that you know a pitch when you see one.

And this is NOT a pitch.

The only reason, and this really is the main reason I even offer such a one-on-one coaching program is to help people get to a dream.

Their dream.

I know what it is like to dream.  I also know what it is like to not be able to get to that dream.  I have been there.

And I would have killed for somebody to do what I am willing to do for the right person.

You Hear This All The Time...

If you go to any real estate "guru" site on the Internet I am sure most of them will tell you that their product is simply the best there is and how you would be out of your mind not to jump on board right now.

I hear about this all the time.

So I won't bore with the same verbiage that you have heard a thousand times.

But I will say this...

I have never done a worse job "selling" anything as I do with my mentor program.  As you will see less than one seventh of my income comes from teaching, and I refuse to have a "staff" of high school kids in a cubicle doing my "mentoring".

Now most people want somebody that can help them put a business together, in fact the only way that you are ever truly going to get anywhere is with a mentor.  You need somebody holding your hand and walking you through everything step by step.

But there is a big problem with that.

Why the heck would anybody take the time to walk you through anything, every moment they would spend with you would be a moment away from their income.

And there is the problem.

If I went to my team and the people that I work with and asked them to coach and mentor my students for the price of my mentor program, guess what?

Nobody Would Do It

You know why?

In the time it takes to properly train you they could have made several hundred thousands, or millions of dollars.

So why would they train you?

Do you see the problem here?

It should be obvious.

It is hard to find a solid mentor or coach, it is damn near impossible if you don't know where to look.  Don't get me wrong I am not here to tell you that I am the best, you need me, blah, blah, blah.

Like I said, if you know me or have gone through my stuff - I am sure you 'reck-a-nize' as my high school students used to say.

At any rate, I honestly...

For folks that want to live with their minds dream - and want to use real estate or business to get there. 

It is crazy, it is nuts.  All these voices out there telling you this and that and you just don't know who to trust. 

I feel for you, I really do.

In fact, that is the only reason I keep this going - for you!

Like I said the only other program I even offer is a dirt cheap Crash Course at www.23days.com and I can honestly and modestly say that it is perhaps the most revolutionary program ever.  But like I said it is priced so cheaply that pretty much anybody can afford to judge for themselves.

Anyway - I honestly feel terrible about the situation you are in if you are just starting out and want some genuine help.  I say this because for most folks that want to be 'rich' the only people that really know how to get there are people that you just can't afford.

How much can you offer a millionaire?

Can you make them an enticing offer?

Can you convince them to spend their time working with you?

Essentially they are working for you, how do you sell that?

Unless of course they made their money 'selling the secret' in which case you really don't want to work with them anyway...

Here are a few quick facts you need to know about me and my real estate mentor program...

1.) I Am Not A 'Guru'. I despise the very word and the industry that has tarnished the title.  I am not here to tell you great I am and how you could be financially independent if you just buy some course or read and listen to some recycled nonsense.  I wouldn't even call myself an expert.  Please never refer to me as a 'guru'.  You will never see my on a late night program or on the 'speaking circuit' - I have no interest in being a 'celebrity' in this industry.

2.) Less Than 7% Of My Income Comes From Teaching. This is by far one of the most important factors to consider when buying a course or program from anybody, but yet nobody that I know of stresses this.  The reason hardly anybody mentions this is that almost their entire income comes from selling 'how to' information and not from actually doing what they teach.  I have very little financial benefit from doing any of this.  As I said there is only one course I have at www.23days.com and aside from that and my personal training I don't 'sell' anything.  I am happy to break even between both the Crash Course and my Mentor Program.

3.) Making This 'Real Estate Thing' Happen Is A Pain In The A**!  The last thing I want to do is mislead or misguide you, there are literally tens of thousands (or more) of pages on the Internet that claim making a fortune in (industry) is as easy as falling off a log.  I don't know any people with money that would say it is easy to make a fortune, and I know quite a few people with money.  My point is that making this happen is extremely difficult and your chances of success, with or without me, are slim to none.  Whether you try real estate, stocks, MLMs, or whatever, making a fortune while starting from scratch takes work and patience and it is NOT for the weak stomached.

4.) I Personally Invented Virtually Everything I Teach - And I Constantly Coming Out With New Stuff.  Don't get me wrong; I am actually pretty modest but since you don't really know me and I don't know you I should probably clear this up.  I have invented and personally created some of the most revolutionary and unheard of methods to making money, growing your business, influencing others, 'pitching', sucking up market share, etc.  I work with a few small businesses and individual companies at any given time, and I apply the same principles with them as well.  There is the boring stuff like lease options, sub2, contracts, seller financing, assignments, etc. that I cover with my real estate training, but this won't really help you much unless you understand how to suck up market share.

If you were to ask any student in the program, or any of the businesses I work with, they would say that I am possibly the best in the world.  In fact you can hear them say that on the next page.  I am not exaggerating when I say that my approach has been truly life changing for countless people over the last several years - from around the world and in various different and unrelated industries.

I am not saying this to brag - but just so you know that I do what has never been done.  It is my passion.  This is how I constantly develop new strategies and techniques - by creating and inventing them.  One of the most common things you will ever hear about me is a confirmation of our 'slogan'; "You Have Never Seen Anything Like This!"

5.) I Don't Deserve What I Have Been Given, I Honestly Feel Guilty.  I have been very blessed and fortunate to be able to work with some great people that all taught me a great deal about how the world, and money, works.  It really surprises me when I hear 'Success Gurus' talk about how you could be just like them if you just ______.  I don't think it is that easy, there is an element of luck involved.  I don't talk down to anybody or assume that I make more money or am more successful than you.  Many of the people I work with make literally over ten times what I make.

But I mean it when I say that I feel guilt about what I have been given, I really don't deserve it.  This is one reason why I created a mentor program, so that I could work with folks and help them get where they want to financially so they can make other more exciting things happen in their lives.

6.) About 90% Of The People I Am Around Make Several Times The Amount Of Money I Make.  This is not something you hear many people say.  The reason I am telling you this is because I really have been very blessed and fortunate in my life but I still continue to push forward.  I am constantly stretching the and trying to make more happen.  I don't talk down to anybody or assume that I make more money or am more successful than you.  Many of the business people I work with make literally over ten times what I make.  It really doesn't matter if you are rich or not, what matters is how comfortable you are.  The fundamentals I go over and help people implement are universal. 

7.) The Only Reason I Offer This Personal Training Is To Change Lives, I Actually LOSE Money With My Mentor Program To Prove It.  As Americans we are so ungrateful to how beautiful and prosperous America is, unless you have left the country and actually lived in the 'real world' you would have no idea of how insanely poor and desolate much of this world is.  As I write this millions of children are starving to death, in the time it takes you to read this men, women and children around the world will breath their last breath and die from lack of water and food.

My point is, as cheesy or corny as it sounds, that I just want to give back, I really do.  I help 'rich' people get richer all the time, but when I can help somebody make a connection that changes their entire life - that is possibly the greatest feeling on the planet.  Making your first million is a blast and something you never forget, most people that work with me via the real estate training aren't millionaires - so helping them see the connections to get there is a great feeling. 

I honestly LOVE being able to touch people and help them get to a place they have never been.

This really is the only reason I keep this going, even at a financial loss to me.

8.) My Business Focus Is Hardly Focused On Real Estate.  I have a very small and select team of people that I have hand picked and that I work with.  And we are involved in more things than I could list in hours.  From television stations in the Middle East to sugar plantations in Asia to power plants in Pakistan to acreage in Montana, residential homes across America, clothing manufacturers in Brazil, etc. etc. etc.  We have got our fingers in quite a few pies. 

And this is all based on the exact same strategies and unheard of techniques I use with real estate.  In fact, I even show the students in my Mentor Program exactly I am doing all of it.  I am telling you this because I hear people always talk about how great real estate is and how you must find 'motivated sellers' and on and on, the fact is that if you understand market share basics and fundamentals the real estate industry is incidental - you can do anything.

If I have any single overriding them or concept that would be it;

You truly can do anything!

9.) I Do Not Know Of Any 'Guru' Or 'Guru Investigator' That Makes More Happen, Or Makes More Money, Than We Do.  Now this is a pretty bold statement I know.  But every now and them so bozo 'guru' will call me up, or even better a 'curious investor' and tell me that what I talk about just isn't possible.  They have all the negative energy in the world, and it shows - not just through their tone but their bank accounts as well.  Don't get me wrong, money is hardly a gauge of success or overall value of somebody's knowledge or worth.
